Eviction Notices You May Have Received

N-notices are served by landlords on tenants — you do not file these. If you receive one, you usually have the right to dispute it at an LTB hearing or to "void" it within a set time. Read the notice carefully, note the deadline, and respond.

N4 – Notice to End Tenancy for Non-payment of Rent
Served by landlord. You may pay arrears within the void period or dispute at hearing.
N5 – Notice to End Tenancy for Interference, Damage or Overcrowding
Served by landlord. First N5 can be voided by stopping the conduct within 7 days.
N12 – Notice to End Tenancy – Landlord/Purchaser Own Use
Served by landlord. Compensation of one month's rent is required unless the notice was given on or after September 21, 2026 with at least 120 days ending on the last day of a rental period (RTA s. 48.1(2)).
N13 – Notice to End Tenancy – Demolition, Repairs or Conversion
Served by landlord. Right of first refusal may apply.
